So, you're ready to buy a home. It's an exciting time - particularly if you're a first time home buyer, but it can also be daunting. Let me help you every step of the way.

Your First Step: Mortgage Pre-Approval

I encourage all of my buyers who need financing to start the process by getting pre-approved for a mortgage, either through a bank or through a mortgage broker. Having a pre-approval helps us narrow down your home search to properties you know you can afford.

Your Next Step: Needs vs. Wants

Do you want a condominium or a single-family home? Is there a certain style that appeals to you (bungalow, split-level, etc.)? Do you know which neighbourhoods you like? And, how much do you want to spend? Your mortgage pre-approval will give you a sense of what you can afford, but a lot of times, home buyers don't want to spend their maximum amount.

While home type, style, location, and price are extremely important considerations, you should also think about the specific home features that you want. How many bedrooms and bathrooms? What parking is available? Is it freshly renovated or a fixer upper? As you're doing this, think about what items are needs and what are wants. You may want hardwood flooring, but could live without it, whereas you may need a certain number of bedrooms because of the size of your family.
